Commercial EICRs cannot be priced from a property size, and we will not pretend otherwise. An office over a shop might run off one small board, while a similar-sized unit next door has a three-phase supply, several distribution boards and dozens of circuits. The number of boards and circuits, how easy they are to reach, and whether testing has to happen out of hours are what actually set the price.
So we look at the job first. We either visit the site or review your electrical drawings, then give you a fixed, itemised quote: the same no-surprises approach as our domestic work.
If you run a business, the Electricity at Work Regulations 1989 generally expect electrical systems to be maintained so they remain safe, and periodic inspection and testing is the usual way to demonstrate that.

A few things can move a domestic price above the starting figures. Extra consumer units (a second board in a garage or loft, for example) add testing time. So do outbuildings on their own supplies, and homes with more circuits than is typical for their size.
Very limited access can also add time: furniture built around sockets, boards buried at the back of cupboards, or lofts we cannot safely reach. If any of this applies to your property, tell us when you call and we will price it in from the start rather than on the day.
