An EICR is the electrical equivalent of the full structural look: the consumer unit opened, a sample of accessories examined, and the circuits tested with instruments, with everything found coded by how serious it is.
What that buys you is negotiating position and certainty. An unsatisfactory report with a handful of C2 observations is not a reason to walk away; it is a priced list of what the installation needs, in your hand before you commit. And a satisfactory report is worth just as much: it is the confidence to stop wondering what is behind the walls.
An EICR is not a legal requirement for buying a home. It is simply the difference between knowing and hoping.
