Get an EICR bookedAn Electrical Installation Condition Report, often called fixed wire testing in commercial settings, is a formal assessment of the wiring you cannot see: the circuits, the consumer unit, the earthing and bonding, and the accessories they feed. It is not a certificate for work carried out, and not a walk round with a clipboard. It is a working inspection with test instruments, recorded on the model report form set out in BS 7671.
Everything found to fall short is written up as an observation and classified by how serious it is, and the report ends in a single declaration: satisfactory or unsatisfactory. The classification codes, not the number of items, decide that outcome.
The report describes the installation as it was found on the day, within the extent agreed with you and subject to any limitations recorded on it. Inspection is by sampling, to an agreed extent; whatever could not be inspected is recorded, so nothing is quietly glossed over.
Before anything is switched off we agree what is being inspected, how much will be opened up and sampled, and anything that cannot be reached or de-energised. That agreement goes on the report itself.
The consumer unit is opened and covers come off a sample of sockets, switches and accessories. A large share of what ends up coded is found by eye at this stage: damage, deterioration, overheating and unsuitable alterations.
Each circuit is proved dead first, then tested for continuity of its protective conductors, complete ring circuits, sound insulation and correct polarity. This is why the power goes off, circuit by circuit.
With the supply restored we measure earth fault loop impedance and prospective fault current (proving the protection will actually disconnect fast enough) and trip-test every RCD with a calibrated instrument.
Observations are coded, the satisfactory or unsatisfactory declaration is made, and a date for the next inspection is recommended. Before we leave, we talk you through what was found and what, if anything, needs doing.
